Hoboken Connect – Charlie
Project Overview

To support the Hoboken Connect redevelopment initiative, this 27-story residential tower addresses the growing demand for mixed-income housing in Hoboken, NJ. The project includes 386 units, blending market-rate and affordable housing, ranging from studios to three-bedroom apartments. The scope encompasses approximately 365,000 sq. ft., including 1,200 sq. ft. of ground-floor retail space along with premier amenities such as an outdoor pool, rooftop amenity space, fitness center, resident lounges, at-grade landscape plaza and coworking spaces.
The superstructure consists of cast-in-place concrete with post-tensioned slabs and enclosed by a brick, metal panel and glass façade. The building integrates sustainable systems, including 66 geothermal wells (850 feet deep across six circuits) and water-source heat pumps for HVAC. Once completed, this will be the largest residential geothermal building in New Jersey. Construction on this tight urban site will require extensive coordination with NJ Transit, given its proximity to the Hoboken Rail Yard. The project adheres to prevailing wage requirements mandated by EDA and IRA funding. The project is expected to achieve LEED Gold Certification.
